New here? After the starting point everyone shares, the challenges you solve depend on how you operate — long lease, monthly rental, short stay, or hourly. Every step is told as what to click and enter on the real admin screens.

Part 1 · The starting point for everyone

    Log in and begin onboarding

    Sign in to the admin at /admin/login. Your first login begins with onboarding.

  2. 2

    Save your purpose and issuer details

    Pick one of four ways to operate, then enter the issuer (business name, registration no., address, contact) and the deposit bank account. These print on every invoice later. Save, and you land on a dashboard tailored to that purpose.

  3. 3

    Register the spaces you rent

    In the [Spaces] menu, use [Add space] to enter rooms, spots, or units with a code (101, B-2, A-11), floor, and area. Need a floor plan? Describe the building in words and AI drafts the layout, which you refine in the editor.

Long lease · Goal: steady collection and renewals

    Sign a contract with a tenant

    Register a tenant in [Counterparties], then create a contract in [Contracts] with the space, term, deposit, monthly rent, and maintenance. Once it exists, the space becomes occupied automatically.

  2. 2

    Bill and collect monthly in one click

    Enter this month's meter readings in [Meters] if needed. Press [Generate this month's invoices] on the dashboard to create every counterparty's invoice at once, then issue, email, and confirm payment per line.

  3. 3

    Manage expiry, overdue, and vacancy

    Watch expiring contracts (D-90), overdue balances, long-vacant spaces, and the 12-month revenue trend on the dashboard to stay on top of renewals and collection.

Monthly rental · Goal: know the layout, chase overdue

    Assign users to spots

    Register spots — parking bays, storage cells, lockers — in [Spaces], then assign a user and vehicle number via [Contracts]. It runs on monthly renewal by default.

    See the space assignment at a glance

    The assignment board on the dashboard shows who / which vehicle is in each spot and which spots are free — instantly.

  3. 3

    Manage overdue, new, and terminated

    Track non-payment with the overdue list, and manage flow with this month's new/terminated counts and the monthly active-contract trend.

Short stay · Goal: today's operations and cleaning

  1. 1

    Set up rooms and a booking channel

    Register rooms in [Spaces]. Publish a public page and visitors can book straight from the site.

  2. 2

    Bookings and check-in / check-out

    Take and confirm bookings on the reservations screen, then work today's check-in / check-out list on the dashboard. Overlapping dates are blocked automatically.

  3. 3

    Occupancy and cleaning schedule

    Check occupancy, ADR, the 30-day booking calendar, and today/tomorrow's cleaning schedule on the dashboard to keep turnover smooth.

Hourly rental · Goal: fill the empty slots

  1. 1

    Register meeting rooms and studios

    Register hourly spaces and their hourly rate in [Spaces] — meeting rooms, studios, event halls, and the like.

  2. 2

    Take and confirm slot bookings

    Take and confirm bookings by time slot. Anything overlapping an existing slot is blocked automatically, so no double-bookings.

  3. 3

    Read utilization and peak hours

    On the dashboard, read today's slot bookings, the day×hour utilization heatmap, peak hours, and cancellation rate to fill the empty slots.
